My wife and I found our dream house yesterday and we put in an offer on it last night, the offer had a response deadline of midnight tonight. We're still waiting for a response and its killing me lol

It's 4 bedroom, 3 bathroom, 2 car garage, open floor plan, basement, 2700 sq feet, central air (which is surprisingly rare in Colorado), sprinkle system, cathedral ceilings, fireplace, large bedrooms, a deck out back with 6 foot fences on the side and an open fence on the back which goes to "Open Space" (Colorado's version or a Forest Preserve) and has some awesome mountain views. A nice low maintenace trex deck out back. It was built in 2005. It's on a quiet dead end street, 2 houses from the cul de sac at the end which has a few parking spots for the trailheads that start there for both dirt and paved trails. It's 12 miles from work down a not busy route which also bike lanes most of the way. Plus there are dirt trails that I can take my mountain bike or cross bike from home all the way to Boulder and up into the mountains without touching pavement.

we offered 5K lower than what the realtor felt was the right price based on recently sold comps in the area. He said it's a good starting point for negotiating and when they comes back hopefully they will come back at the fair price we're hoping to get.

Gotcha. Just gotta be careful in this market, as someone else can offer a tad higher and they can accept that one right away. If no one else has been interested/talking to them, you should be fine, but just gotta be careful not to go too low or possibly insult them, etc, so you don't miss out.

Things are very different here than back home. They would be stupid to have multiple offers and not try to leverage them against each other, but it's been on the market for 90+ days and the Denver/Central Colorado area is currently at a 20 year low for the amount of residential properties for sale on the market. And to top it off the house is empty, they are gone but still paying for it, we want a quick close and our offer is not contingent on selling a current property and we're already pre-approved and that good stuff.... we know the asking price is high, they know the asking price is high. We fully intend to buy it, it's just a matter of how much we can get them down.
